Questions Before You Even Call

The things a part-time Paris owner actually wants to know.

Not everyone reaching out is mid-search. If you're still just dreaming about a place here, these are the questions I get asked first.

If I buy an apartment, can I just stay in Paris whenever I want?

No — owning property doesn't extend how long you can legally stay in France. As a US citizen, you're still limited to 90 days within any 180-day period under the Schengen rule unless you hold a visa.

What happens to my apartment when I’m back in California?

Someone needs to check on it, forward your mail, turn the heat on before you land, and be the first call if a pipe bursts in February. That's exactly what my local concierge network handles.

Can I rent it out on Airbnb while I’m not there?

Maybe — but never assume it. Short-term rental is heavily regulated in Paris, and a specific apartment may need a change-of-use authorisation.

What does this actually cost every year, beyond the purchase price?

Co-ownership charges, property tax and insurance depend entirely on the building. I'd rather walk you through actual figures on a specific apartment.

What happens to French tax and inheritance law if something happens to me?

France has forced heirship rules that can override an American will. I work with specialists on both sides of the Atlantic and will bring you to them early.

I only get to Paris once a year — can I actually buy on that timeline?

Yes, more often than you’d think. Between visits, I run video walkthroughs so your one trip is spent on the apartments worth seeing in person.
